Daytona Beach, Florida, Median Home Prices are Up +8.2% in April 20178 at a value of  $227,250, when compared to April 2017 when the Median Price was $210,000. The Average Home Sales Price also rose in April 2018 to $271,684, Up +7.8% from April 2017 $252,053 Average Home Value. Sellers are receiving approximately 95.5% of the Listed asking Price. It is generally taking 40 days to get into a Contract and about 82 days to Close the Sale. The Average Home Price is Up $19,631. in equity over the last 12 months.

The Median Price for Condo and Town home Sales were also Up  +15.2% in April at a Median Condo Value of $190,000.  When compared to April 2017 value of $164,900 we are seeing +$25,000 in equity.  The Average Price Averaged Up +15.8% to $220,604 over April 2017 when values of  a Condo Town Home were $190,548.

The One Year equity is on the Average Price is +$30,056. Condos are receiving about 94.9% of the Listed Price and going into contract in about 48 Days. Close of Escrow follows in approximately 86 Days, thereafter.


The Daytona Beach Florida comparison to the Nationwide Buy, Sell, Home, April 2018 statistics as of June 1, 2018 are: Daytona Beach has demonstrated close to, or double digit growth, despite a Nationwide slowing of Real Estate and the USA Retail Sales economy that is currently down trending.

Most recent data from April 2018 indicates that USA Home Sales are Up  +0.26% compared to Daytona Beach, Florida Home and Condo Sales that are ranging between +8.2 and +15.8%.

Home Prices Up 6-12-2018  $19,631  Condo and Town Home Prices Up  $30,056 in the Last 12 Months

Three Bedroom Homes are
 up $19,631 and Condo Town Homes are up $30, 056 over Sale Prices a year ago.                              
                              

The Daytona Beach Area Association of Realtors MLS, for Daytona Beach Florida, indicate that living in paradise has never been as affordable with real estate appreciation in the area since 2012.

The Median Price is the middle point of all Sales in the period. Quarterly results posted are:
A Daytona Home For Sale, Median Price for April 2017 was$210,000, Up +11.1% from the January 2017 Home Value of $178,250. Today 6-1-2018 we are up again at a Price of $227,250 or +$49,000. in the last 15 months.

Closed Home Sales are Up +10.9% for April 2018 compared to April 2017.

A  2 Bedroom Condo or Town Home Average Sale Price in April 2018 is $220,604., up from January 2017 value of $183,145 or +$37,459. in equity.  

A Buyer could purchase a Daytona Beach Median Priced 3 Bedroom Home for $198,450. in March 2017. Today, the April 2018 price of that same home is $271,684.

April 2018 prices are reflected in the sales data for Daytona and Daytona Beach.  There is some indication that prices will continue to rise at a similar pace through the end of 2018. 

Realtor estimates and statistics indicate that home Closed Sales Prices have been moving up since January 2018 similar to proceeding years. National Home Sales have decreased in price in all probability due to interest rate hikes. The  Federal Reserve Board has consistently increased interest rates since December 2016 thru March 2018. 

Daytona and Daytona Beach and Volusia County including the adjoining communities of Ormond Beach, Deland, Palm Coast, Palm Bay and  Jacksonville. Daytona's, Sea Breeze Holly Hill, Daytona State College and South Daytona all posted excellent appreciation results reaching a year end high of +    % for the 2017 for Homes and Condos and Townhomes.

It appears that Daytona will again, for the Fifth Straight Year, may be in double-digit appreciation annually.

Daytona Shores is also showing a similar and higher appreciation rate on closed sales with the Average Listing Price of about $367,000, Average Sales Price of $428,000 as of April 2018. Most of the sales consist of Condo's and Townhomes and several Homes all that have been selling in the upper price range. Values have increased in the last 4 months.

MLS Sales of Homes for the Daytona Shores area is reporting high single and double digit appreciation .


For the years 2016, 2015 and 2014 Daytona's Volusia County Home Sales has experienced a stable annual appreciation average of approximately 11.00% according to MLS data. Today we are looking at about  a 9.0% annual appreciation factor for Daytona and higher for Daytona Shores subject to location and size.

Daytona Beach Area Association of Realtors and MLS reports for March 2018:  A Home Sale Median Marketing Time is  approximately 48 days to Contract and 91 days to Close of Escrow at 95.5% of the Listing Price, totaling an average of about 4.5 months to sell your home. 

Daytona Closed Sales of Condo's and Townhomes Sales are Up  over 20% in March from a year ago.

Homes in all price ranges are selling, so prices and appreciation figures are up in Daytona and Daytona and Beach.
