The Second Quarter Yield was an Average of 10.3% with Homes selling at about $215,000 and Condo /Town Homes up at $170,000. Homes are showing a 12.3% or $225,000. The Median Price is the middle point of all Sales in the time period. Quarterly results posted are: A Daytona Home For Sale, Median Price for March 2017 is $198,450, Up +11.1% from the January 2017 Home Value of $178,250.
Closed Home Sales are Up +13.4% for the month of March 2017 compared to March 2016. Actual number of closed sales, 448 for 2017 to 455 for 2016. This may indicate a inventory shortage to some degree.
Currently, for the month of March 2017 the Average Home Sale price increased +$30,373. when compared to January 2017. ___ Condo's and Town Homes enjoyed a $172,000 March Median Sale Price, up, from March 2016 value of $142,750. The Median Price is Up +16.4%% from a year ago
A 2 Bedroom Condo or Town Home Average Sale Price in March 2017 is $202,097 up from January 2017 value of $183,145 or+$18,952. in 90 Days.
A Buyer could purchase a Daytona Beach Median Priced 3 Bedroom Home for $198,450. in March 2017. ___ January 2017 through March 2017 prices are reflected in the sales data for Daytona and Daytona Beach. There is some indication that Seller Concessions that may be obtained and are permitted from 0 to 6% of the Sales Price by lenders. This may have some influence on the price of the customary and usual sale transaction in that 90 day period, but overall prices remain strong as reported by Realtors in the area.

Realtor estimates and statistics indicate that home Closed Sales Prices are moving up since June 2016 as National Home Sales have decreased in price in all probability due to interest rate hikes.
Daytona and Daytona Beach and Volusia County including the adjoining communities of Ormond Beach, Deland, Palm Coast, Palm Bay and Jacksonville. Daytona's, Sea Breeze Holly Hill, Daytona State College and South Daytona all posted excellent appreciation results reaching a mid year high of +17.8% for the first quarter of 2019 for Homes and Condos and Town homes.
It apears that Daytona will again, for the Fifth Straight Year, may be in double digit appreciation annually.

Condo's in March 2017 are moving at about 66 days to Contact and 94 days average to Close Of Escrow, or about 5 months to sell your Condo or Town Home. Condo and Town Home Median Sales are receiving about 94.1% of Listing Price.
Daytona Home Closed Sales and Condo Town Home Sales are Up in March from a year ago.
